First of all,I wanna say that when I read the initial "uses gays" before it got corrected--I laughed my ass off!I was pretty sure it was a typo and scroll down to find out it IS.
I can just see the macro now Laughing

As far as the logic of how Jay survives--any number of things can be true as others before me have pointed out.I am a person who is pretty interested in logic--but can suspend disbelief or fill in gaps for the sake of the story/immersion.
We have no idea what Jay started out with,so that right there is a question and lends itself to any number of imaginings.I ceased to concern myself with these things long ago because I realized it was futile.But--for those moments when I was pondering it,I remembered two people I know IRL that both made a decent amount of money transcribing things for scientific writing and lawyers.They both did so from the comfort of their own homes,and even though Jay has no "home",he still has a computer and could have a bank account that people could transfer money to.
Beyond all this--there are MANY fictional works that beg these questions--but I usually choose to use the ol' "Charlie Brown's Parents" line of reasoning.

I like to think it's student loans or something that's paying for everything. But I've often wondered this, too.

The parents/siblings/friends question has always bothered me more than anything else....and also wondering about Alex's family, and Tim's family, and Brian's family. Where are these people? And why hasn't Jay tried finding them and talking to them for clues? I guess there's always the possibility that Jay is simply trying to avoid involving more people and thus he's trying to save them from coming into the gaze of the Operator.

The part that has always bugged me is that the really tall guy is, like, impossibly tall and has impossibly long arms. I mean, really? Are we just supposed to believe that?

In all seriousness, suspend your disbelief. If they actually took efforts to explain all that, there would be far more of the despised (unjustly, but what are you gonna do?) exposition entries and less of the Operator encounter entries.

I like the approach this excerpt from WGJ4K took to answering questions that maybe don't require a clear answer. Like others have said, Jay probably has money from college, or works odd jobs, or collects insurance from his apartment, or some combination thereof. There are tons of logical explanations for how Jay funds his drifter-detective lifestyle, no real reason to take a break in the narrative to explain something that's probably pretty mundane. We've got faceless dudes, masked tacklers, and a film student who likes to kill people that startle him. Can't say I really care about how they pay their bills either.

EDIT: But if I had to guess about those last three guys, extortion racket, children's birthday party entertainer, and mugs people, respectively.

Why can't Jay have taken a regular job? We know (or can be pretty certain) that he wasn't working during his missing months or when he was in the hotel at the start of Season 2, but he certainly could have since then... particularly since as far as we know he hasn't actually seen anything paranormal since he left the hotel.

His tweets during season 2 implied that he's still changing locations. Keep in mind, last time he got comfortable, Tim stormed into his room and attacked Jay's flashlight with his face. It's possible that he's got a normal job, sure, but I doubt he'd feel comfortable doing that.
