Jay said in the Introduction video that he and Alex were both film students. Maybe he does freelance filming work like Troy does.

I prefer to think the ads exist in-game. Otherwise they do nothing but break immersion.

Yeah, I think he has some incomes from YouTube, also he maybe had some money when his flat was burnt...
I think it is reasonable. Maybe we can consider that he takes some small jobs, but I don't think so.

Yes, because the latter is ultimately irrelevant to the story. The story isn't about Jay's income, it's about a supernatural figure.

Considering the fact that the series has made such a big deal about the fact that Tim has to keep up a job and has actually used this as an explanation for the large gap between entries, it does inherently bring up the point of comparison that Jay doesn't seem to do anything but hang around and wait for Tim to get off work.

It's very simple, really.

Renter's insurance.

He's using the money he collected from insurance when his apartment burned down to go from town to town-- it's not as expensive as you think and a ten to twenty thousand dollar check could last you a long time if you spend it properly and sleep in your car, a lot in between hotel stays-- believe me, I did it for five years.
