I just assumed Jay had insurance and got paid when his apartment burned down. Tim was holding down a steady job for at least a year before he fell back in with Jay, seemed to be living comfortably enough.

I always liked the idea that he was a freelance writer; it would've helped pass all the downtime he had between entries.

Since he was a film student he may have done some freelance work here and there but considering how mundane and boring his life must have been before I'd imagine he must have had a load of money just lying there that he saved over the years and never thought what to do with it.
